Solar Installation in Boston: 2026 Quote Guide
Compare Boston solar installers using Eversource interconnection, SMART 3.0, city permits, historic review, roof constraints, taxes, and quote evidence.

The right solar installer for a Boston home must solve more than panel placement. The company needs to connect the Eversource account, any Boston Community Choice Electricity supply, the exact grid location, SMART 3.0, net metering, Inspectional Services permits, structural roof evidence, landmark review, building ownership, and a complete contract. Get at least three written proposals and compare the same address facts before comparing price or projected savings.

The short version: Start with an Eversource bill and an address-level grid screen. Then determine Boston’s permit path, building ownership, roof and landmark constraints. Compare SMART 3.0, net-metering treatment, gross price, financing, taxes, warranties, and service as separate rows. A Boston system first completed in 2026 should not be sold using the former 30% federal homeowner credit.

What makes a Boston solar installation quote complete?
A complete Boston quote connects the electric account, building, roof, approvals, and economics. Boston’s housing mix makes that evidence important: a one-family house, a two-family, a triple-decker, and one condominium unit can have different permit, ownership, metering, roof-rights, and design questions even when their electric bills look similar.
Screen these seven gates first:

Boston’s current solar-permit page is unusually specific. It says solar work requires both a building permit and an electrical permit. For work on a one- or two-family dwelling below the City’s stated threshold, it describes a Short Form route and asks for a structural engineer’s report, roof-layout information, HIC documentation, an electrical permit, and signed affidavits. Larger systems and work on buildings with three or more families use a Long Form route with stamped plans, structural support information, safe emergency access, and additional documentation (Boston solar permit guidance).
The official page currently expresses its threshold as “20 kWh,” even though PV nameplate capacity is normally stated in kW. Do not silently reinterpret that unit. Require the contractor to obtain written confirmation from Inspectional Services about the current threshold, permit form, and measurement basis for your building.
That small ambiguity demonstrates the standard for the whole proposal: identify the source, date, and unresolved fact. A sales drawing can be useful for initial comparison, but it should not pretend that Boston, Eversource, a structural professional, or a landmark commission has approved anything.

Is Eversource the electric utility for Boston homes?
Yes, Eversource handles electric distribution and billing for Boston customers, but it may not be the electricity supplier. Boston Community Choice Electricity can supply the generation portion, Eversource Basic Service can supply it, or a competitive supplier may appear on the account. The distinction changes the bill baseline but not the identity of the distribution utility handling interconnection.
Boston’s official supplier guide tells residents to start with an Eversource bill. It states that Eversource handles billing for Boston customers regardless of supplier and shows where the supplier name appears. A BCCE account is identified by the program’s supplier and City billing language on that bill (Boston supplier identification guide).
Give each bidder the same inputs:
- every page of a current Eversource bill;
- at least 12 consecutive months of kWh usage, plus longer history if available;
- the current supplier and supply product shown on the bill;
- each meter and account involved in the project;
- the building’s legal unit count and ownership arrangement;
- any existing solar, battery, generator, service upgrade, or master-meter arrangement; and
- expected loads from an EV, heat pump, renovation, accessory unit, or tenant change.
Do not let a bidder treat the BCCE supply rate as the entire avoided electric rate. Boston’s BCCE page says enrolling changes the supply price Eversource uses on the bill; it does not turn BCCE into the distribution company (Boston Community Choice Electricity). Net-metering credits, SMART payments, imports, exports, fixed charges, and utility authorization must be modeled under their actual rules.

Boston says BCCE’s current supply rates run from December 2025 through December 2027, while Eversource supply prices can change more often. That fact is useful for identifying the current bill, but it is not a 20-year solar savings guarantee. The proposal should let you change supply and delivery assumptions independently.
If a salesperson calls BCCE a solar rebate, pause. It is a municipal electricity-supply program. SMART 3.0 is a production incentive. Net metering is a bill-credit mechanism. Eversource interconnection is a technical and contractual approval. Combining the four labels into “Boston incentives” makes the quote harder to audit.
Why does the Eversource Boston grid location matter before design?
An address-level Eversource screen matters because parts of Boston use a downtown area-network configuration, and available hosting capacity varies across the distribution system. A citywide service-territory map cannot prove that the proposed system size can interconnect at one meter without conditions or upgrades.
Boston’s older official solar guide warns that certain downtown ZIP codes may contain Eversource area-network locations and tells residents to confirm suitability with the utility before beginning a project (City of Boston solar permit reference guide). The ZIP list is a historical screening aid, not a current parcel determination. Eversource now links a “Boston downtown area network” resource from its Massachusetts hosting-capacity page and lets users search current capacity information by location (Eversource Massachusetts hosting-capacity map).
Ask each installer for this grid-screen record:

Eversource explains that hosting capacity estimates how much distributed energy a location may accommodate under existing conditions without significant upgrades. Its FAQ does not treat the map as an interconnection decision (Eversource hosting-capacity FAQ). Use it to screen risk and frame questions, not to promise approval or cost.
Massachusetts requires a generating system owner to obtain an Interconnection Service Agreement and then Authorization to Connect before operating in parallel with the grid (Massachusetts utility interconnection guidance). A Boston building permit, electrical inspection, installed meter, or mounted array does not replace those Eversource documents.
The contract should assign these milestones:
- preliminary address and network screen;
- Eversource interconnection application and fee, if any;
- technical documents, studies, and correction responses;
- Interconnection Service Agreement review and disclosed upgrade conditions;
- Boston building/electrical permits and inspections;
- required Eversource meter or protection work;
- Authorization to Connect; and
- homeowner delivery of every final record.
Do not accept a guaranteed approval date based only on another Boston job. Eversource’s grid, application completeness, project size, studies, municipal closeout, and corrections can all change the sequence. Compare who owns the work and communication, not an unsupported day count.
How should SMART 3.0 and net metering appear in a 2026 Boston quote?
SMART 3.0 and net metering belong in separate rows. SMART pays qualifying solar generation under a program tariff. Net metering credits eligible exported electricity on the Eversource bill. A project may qualify for both, but qualification for one does not approve the other, and neither reduces the installer’s gross contract price unless the contract legally assigns a benefit and shows it transparently.
As of August 10, 2026, DOER publishes these Program Year 2026 SMART 3.0 values for small systems:

DOER says Program Year 2026 has 600 MW AC of capacity for small tariff generation units subject to the capacity cap. It also says DPU approved the revised SMART 3.0 tariff on May 19, 2026 and company-specific tariffs on July 8, after which DOER began issuing final statements of qualification (DOER SMART 3.0 program details). Those facts describe the program, not an automatic payment for every Boston proposal.
Require the installer to disclose:
- DC module nameplate and AC inverter capacity;
- assumed SMART category and 2026 rate source;
- application owner and reservation/qualification status;
- metering and reporting equipment included;
- production estimate and degradation;
- payment recipient and renewable-energy-certificate treatment;
- incentive term used in the model;
- capacity and eligibility conditions; and
- contract treatment if approval or rate differs from the estimate.
Net metering needs its own Boston bill model
Massachusetts’ net-metering guide, updated July 13, 2026, explains that credits appear as dollar amounts and that the calculation depends on the host customer’s rate class, utility tariff, facility design, ownership, cap status, parcel rules, and other facts (Massachusetts net-metering guide). It also states that a facility cannot generate alternative on-bill credits and net-metering credits at the same time.
In Boston, multi-unit and condominium projects need extra care. One roof can sit above several accounts, separate customers, shared common-area load, or a master meter. Massachusetts’ single-parcel rules and statutory exceptions can affect configurations with multiple facilities or customers. Do not assume that adding annual kWh across owners produces one eligible net-metered design.

An “annual offset” percentage does not mean the monthly bill will be zero. It also does not establish that a condo owner controls the roof, that the meter receiving credits is eligible, or that Eversource will approve the layout. Ask for the exact account and ownership path.
Which Boston permits and approvals can rooftop solar require?
Boston requires a building permit and an electrical permit for solar. The current City page routes smaller work on one- and two-family dwellings toward Short Form review and routes work on buildings with three or more families, or projects at or above its stated capacity threshold, toward Long Form review. The bidder should identify the path in writing and confirm it with Inspectional Services before the contract makes that assumption binding.

The City page was last updated April 6, 2026. It should be the starting point, not the installer’s memory. The contract should name who prepares plans, retains the structural professional, files permits, pays current fees, answers corrections, schedules inspections, remedies failures, and gives the owner final records.
Check zoning rather than promising it never applies
Boston’s solar page links the City’s zoning viewer for an address and parcel check. Inspectional Services says projects that do not comply with the applicable use or dimensional rules can be refused and sent to the Zoning Board of Appeal (Boston zoning designation guide). A typical flush roof array may not need relief, but a ground system, structural addition, equipment location, roof structure, battery enclosure, or other project feature can change the analysis.
Boston Planning is also drafting clean-energy infrastructure zoning and permitting amendments connected to a consolidated pathway scheduled under new state rules. Its current project page labels the amendments as proposed and describes an October 1, 2026 state effective date (Boston clean-energy zoning initiative). Do not let an installer treat a draft future pathway as a permit already available for a residential project. Use the permit rules in effect when the application is filed.
Batteries add a separate safety and siting decision
If the quote includes storage, the City asks for battery location and equipment information and describes fire, electrical, separation, listing, smoke-alarm, and location rules. The page contains some generalized language and links to state guidance, so the final design must follow the current adopted codes, listed equipment instructions, and ISD/Fire interpretation. Do not choose battery count or location from a sales graphic.
Ask who owns the Boston Fire or additional review, required hardwired alarm work, fire-rated construction, clearances, protection, emergency information, and inspection. Keep the battery price and scope separate so a storage correction does not become an unexplained solar change order.
How do historic districts and Boston roof constraints change the project?
Historic status, roof condition, structural capacity, emergency access, shade, ownership, and equipment routes can all reduce or reshape the usable area. Boston’s permit page already requires structural roof evidence. A module-count estimate based on a satellite image is therefore only a preliminary concept.
Boston landmark review is parcel-specific
The Boston Landmarks Commission and local historic district commissions review exterior changes to designated properties. The City’s current landmarks page says Boston has ten local historic district commissions and provides an online design-review portal and map (Boston Landmarks Commission). Its individual-landmark guidance says every designated landmark and historic district has a study report with specific design standards (Boston individual landmarks).
The installer should check:
- whether the address is an individual designated or pending landmark;
- whether it lies in a local historic or architectural conservation district;
- which study report and design standards apply;
- whether modules, racking, conduits, meters, disconnects, batteries, or roof work are visible or regulated;
- who prepares the design-review application; and
- what contract options apply if the commission requires a revised layout.
Do not assume that being listed in a National Register area creates the same process as a Boston local designation, or that a roof invisible from one street is exempt. Have Landmarks staff confirm the address and scope. Current hearing schedules state that complete applications must meet advance deadlines to appear on an agenda, but no installer should promise approval at one hearing (Boston 2026 landmarks hearing dates).
Urban roofs need a usable-area plan, not gross square footage
Boston roofs can contain dormers, chimneys, party-wall conditions, roof decks, mechanical equipment, fire-escape access, drainage, skylights, hatches, parapets, and shade from adjacent buildings. The current Long Form solar requirements expressly call for safe emergency access. Ask the designer to mark every excluded zone and explain the code or design basis.

For a condominium, written board approval is not the only question. Identify who owns the roof, who insures it, which meter benefits, who owns the solar asset and SMART payments, who receives net-metering credits, who may access equipment, who pays repairs, and what happens on unit sale. Those are property and contract questions that may require condominium counsel; an installer should not give legal assurances.
For a coastal or flood-prone address, show every electrical component, battery, inverter, disconnect, meter, and service route on the plan. Boston’s general flood-retrofit guidance emphasizes raising and securing electrical or mechanical equipment where applicable, but the actual project requirements must come from current code, flood designation, ISD, and qualified design professionals (Boston flood retrofit guidance).
How should Boston solar quotes be normalized before price comparison?
Compare gross cash scope before incentives or loan payments. Online Boston cost averages cannot account for one property’s roof rights, structural work, emergency pathways, landmark review, area-network conditions, service equipment, electrical route, permit form, or financing fees. Use market pages to find questions, not to set a guaranteed address price.

Calculate price per watt from gross cash price and DC nameplate, then inspect scope differences. A lower number may omit a structural report, roof work, service upgrade, landmark revision, interconnection cost, or warranty labor. A higher number may include useful work—or merely more margin. The table exposes which.
For financing, require cash price, financed amount, every dealer or origination fee, APR, term, total of payments, payment changes, prepayment terms, and security interest. Never compare one company’s financed principal with another company’s cash price. Do not assume a future tax benefit will fund a loan re-amortization.
Run four economic cases:
- base production and disclosed rate assumptions;
- zero electric-rate escalation;
- lower solar production;
- actual loan or lease cash flow with all payment changes.
Keep SMART production payments, net-metering credits, BCCE or other supply assumptions, and taxes separate. If one number is denied or changes, you should be able to remove it without rebuilding the whole spreadsheet.
Massachusetts consumer guidance advises buyers to understand the entire solar contract, ownership model, responsibilities, fees, future savings assumptions, maintenance, warranties, and move-related terms (Massachusetts solar consumer FAQ). Do not sign because a salesperson says a rate or capacity reservation expires that day; verify any deadline with the official program or lender.
Which tax assumptions are current for a 2026 Boston installation?
A current 2026 proposal should separate Massachusetts tax treatment from the expired federal homeowner credit. These are eligibility-based tax provisions, not rebates from Teamsun, Eversource, SMART, or the City of Boston.

The IRS says its former 30% homeowner credit covered qualifying property installed through December 31, 2025 and is unavailable for property placed in service afterward (current IRS homeowner-credit guidance). Paying a deposit in 2025 did not make a system completed later eligible. Do not accept a 2026 “net cost” that subtracts that expired amount.
Massachusetts’ current residential property-tax-credit page describes the state personal income-tax credit as the smaller of 15% of eligible net expenditure or $1,000 and requires Schedule EC and Schedule CMS (Massachusetts residential tax-credit guidance). Principal-residence, taxpayer, property, carryforward, and eligible-cost rules matter. A salesperson should not promise that every condo owner, landlord, trust, lease, or business-use project qualifies.
DOR’s sales-and-use-tax guide, updated May 7, 2026, lists equipment directly related to a solar system used to supply a taxpayer’s principal Massachusetts residence among exempt household items (Massachusetts sales-and-use-tax guide). Ask the contractor which line items it treats as exempt and what documentation supports that treatment.
Current G.L. c. 59, §5, Clause 45 provides a 20-year property-tax exemption framework for an owned or leased solar system meeting one of the statutory paths, including systems no larger than 25 kW when capacity is verified through DOER incentive or utility permission-to-operate documentation (Massachusetts property-tax statute). Exemptions must be proven. Ask Boston Assessing whether and when the owner must apply, which documents it wants, how shared or leased systems are handled, and how the system appears on the property record.
Do not use Boston’s general residential exemption page as proof of the solar-system exemption; they are different provisions. Retain the permit, final plans, invoices, SMART documents, Eversource Authorization to Connect, equipment records, and tax filings. Tax guidance can change, and a qualified tax professional should apply it to the owner’s facts.
How do you compare Boston solar installers without a fake ranking?
Use one scorecard for direct installers, sales organizations, national companies, and marketplace referrals. A marketplace can help gather bids, but it generally is not the legal entity responsible for the roof, permits, interconnection, construction, warranty, or service. A direct installer may still use subcontractors. The business model is less important than written responsibility.

Verify the exact legal name in Massachusetts’ Contractor Hub and state electrical licensing system. Massachusetts lists solar work among home-improvement activities requiring the appropriate registrations, permits, and licensed trades. Our solar installer license guide provides the detailed check.
Then ask for comparable references with customer permission. A suburban Eversource project proves some utility familiarity but not Boston ISD, a downtown network, a triple-decker, or Landmarks review. A Boston project completed under an older SMART version does not prove current 2026 program knowledge. Ask for the permit and utility conditions that actually match yours.

Which red flags should stop a Boston solar purchase?
Pause when a claim cannot be tied to the Eversource bill, address, official program, Boston permit record, design, or contract. A confident answer is not the same as an approved plan.
Investigate these statements:
- “BCCE is your utility.” BCCE can be the supplier; Eversource handles Boston distribution, billing, and interconnection.
- “Every Boston roof can use the normal interconnection process.” Downtown area-network and circuit conditions require an address screen.

Payment timing is another control. Tie money to objective milestones and retain meaningful value until inspections, Eversource authorization, commissioning, monitoring access, punch-list completion, and document delivery. Do not pay the entire balance because modules are on the roof.
Equipment substitutions also matter on constrained roofs. A different module size, inverter, racking system, or battery can change the layout, emergency access, structural loading, permit documents, production, and historic appearance. Require written approval for a material substitution and a price/production remedy.
